Commercial Units
A plan to build a large warehouse and some smaller commercial units on a site
opposite the Cedars Park estate has been passed by Mid Suffolk DC. This will
see a 45000 sq. ft. warehouse standing 14.5 meters high being constructed
opposite Cormorant drive on the south side of the Cedars Park Estate.
The Cedars Park Residents Association had fought the plans to build the
warehouse. Although the fight was eventually lost, the plan was only passed
with the addition of significant landscaping to mask the new building from
residents.
The planning approval for the warehouse and business units located along the
southern side of the Distributor road is subject to a significant number of
conditions and restrictions. There have already been attempts to water down
these proposals and avoid compliance. We thank MSDC for enforcing the planning
conditions and we will continue to monitor the activities to ensure compliance.
Traffic Concerns
The construction of the warehouse and commercial units was only part of the
issue raised by the Cedars Park Residents Association. Residents of Cedars Park
have expressed concern at the volume and frequency of heavy goods vehicle
traffic supplying the new site, as well as the extra traffic now using the same
road to access the Tomo Industrial Estate. Some estimated figures put peak
throughput of around 500 lorry movements per day.
A letter recieved from Alan Newman of Mid Suffolk District Council has
dissapointed the Association. The letter, a copy of which can be found
here, details how MSDC have refused to impose a 30mph speed limit along
the distributor road. This issue will be raised again with MSDC, and the
Association will not take this refusal lightly.

Road Safety
With a large number of families living in the area the issue of road safety and
pedestrian safety was raised. The master plan for the development of the site
showed provision for pedestrian crossings to join the cycle and foot paths that
are severed by the new link road to Tomo (also known as the distributor road).
So far these crossings have not been provided. There is also a call for road
safety measures to slow the Lorries down. These current issues are being
pursued by the Cedars Park Residents Association committee.
